What is a Loft in Sacramento ? This is a great question and if you ask 10 different people, you'll get 10 different answers. Some people from different regions may have a little different spin on what a loft is.... let me tell you some of the responses I've heard from people in our region and then I'll throw my 2 cents in.
A "hard core" loft is a single living space with privacy for only the bathroom areas. I.e. there are no walls for a bedroom, so the bedroom, living area, kitchen are all open to each other. The sense of this is to make the space seem, well more spacious. Some lofts have a large shell with a stair case up to a "loft" area for sleeping or a desk or ....?
Some lofts in Sacramento have space dividers... I can't really call them walls, because they aren't really solid. They are opaque, so you can see light through them, but can't really distinguish form on the form, if you know what I mean. They also don't have doors, per se, so you may get some shielding, but no privacy.
Now some lofts are more like a condo (which is like... an apartment). Some loft projects are really like attached condos. They have attached walls in common with a neighboring property. They have separate entry ways and balcony-patios. They have regular rooms and room dividers like the galley kitchen divided, but open to the living space with the cabinets. Some of these are niftier than other, some are apartments that became condo conversions and some of them are more modern and have an industrial feel.
Lastly, there are high rise loft projects that will be built out to feel like a condo, if that is what pleases you, or they will be built out to feel more like a single story, wall-less, bedroom exposed loft.
Take your pick. They are all available in the Sacramento area and now is the time to buy. There are many new projects under construction, many have already been completed and many are planned for the near future. If you need to see these properties to decide if this is your type of living give me a call. HOAs and Lofts, you get your money's worth!
Dear Reader and Loft Buyers,
Do you know what HOAs are.... and how HOAs and Lofts are tied together? I'm here to explain. HOAs are an acronym for Home Owners' Association and there is usually a monthly fee associated with where you live. It isn't a tax, although it might feel like one, but they are really a maintenance fee paid monthly to an association to manage the property. They are collected and kept for ongoing expenses, like a door man, or electricity of common areas like entryways or hallways, or they can be for larger expenses like painting the building or maintaining sidewalks and garages, they even pay for the buildings fire insurance policy. At first blush, they may seem like an unbearable expense, but if you compare it side by side to what you would pay to live in and maintain a detached, single family home. They are about the same. I own a home in Sacramento's Land Park neighborhood, it is a gorgeous older home but I easily spent close to $400.00 per month for garden maintenance, home repairs - including dry rot, concrete replacement, and hazard insurance.
So in reality, you are probably not spending any more money on HOAs for lofts than you would on any other property, you just need to start looking at them differently.
Every loft HOA is a little different, I can help you negotiate a contract to purchase a loft and make sure that you know exactly what you are getting your self on the hook for.
